If you’re looking into buying a new home, one of the things you should always do is have an inspection of the property. When the number of homes on the market is low or you feel rushed to buy, you might be tempted to waive this inspection, but it is not a good idea to do so.

By waiving a home inspection, you could end up missing serious defects that reduce the value of the property. Correcting defects could cost thousands in some cases, too, which is why you may want to avoid buying a property with them.

Home inspectors are trained to find problems with properties

Remember that home inspectors are trained to find problems with the property that could make it dangerous or a bad buy. For example, the inspector could find signs of termites, damage to the foundation or other issues.

You’ll want to know about the problems, so you can decide if they are deal breakers or not.

Sellers have a responsibility to disclose defects to you before you buy a home

Sellers do have to tell you about any defects they know about. Is the paint running in the bathroom? Have they heard unusual scratching in the walls? These are the kinds of things that they should let you know about.

Sometimes, sellers don’t disclose issues, and that can be problematic. It could result in someone moving in and realizing that they were lied to or that the property was misrepresented. In that case, there may be legal options to reverse the sale.

You deserve to know everything you can about a home you want to buy

It’s realistic to want to know as much as possible about a home you plan to purchase. The best thing you can do is make sure you have an expert inspector come to the home to take a look at it. If they find problems, you can then assess if the property needs work that you’re happy to do or if you want to move on a buy something else. Without this insight, you could end up with a bad buy.
